Seapark Filling Station is a well established going concern which enjoys considerable commercial advantages from its prominent trading position on the B9011 on the west side of Kinloss. The business is situated in a prime location in Kinloss less than 3 miles from Forres which is one of Scotland's oldest small towns, and also one of its most attractive. Kinloss in Moray is situated a short distance off the A96 about 30 miles east of the Highland capital of Inverness and about 10 miles from Elgin a prosperous market town. Moray has a relatively diverse economy with tourism, food processing, hospitality and retail sectors providing major sources of employment. There is also a significant MOD presence. Unemployment levels are below the national average. Kinloss and nearby Findhorn are popular tourist destinations. Kinloss makes a great base as there is plenty to explore in the beautiful Moray Firth region, the surrounding area has something for everyone's taste, historical monuments, museums, castles, visitor centres, malt whisky distilleries - The Benromach and the Dallas Dhu, miles of white sandy beaches, moray firth dolphins, quaint coastal villages like Findhorn, river side & forest walks, great Scottish Golf courses, sailing, skiing, cycling, Salmon fishing, horse riding, tennis and some of the most scenic countryside and views in Scotland.
The business has been run by the current owner since 2000 establishing a solid and loyal customer base as well as benefiting from passing trade due to its ideal location on the main road that enters town. It is exceptionally close to RAF Kinloss which is currently undergoing a transition to become the largest British Army base in Scotland. Since initial deployment began in July 2012 there has been a substantial increase in revenue as a result of this transition and with personnel numbers set to increase by 2014, the forecast for the future is positive. In addition the site is located within an area which has been zoned for housing by Moray Council. The opportunity for this business is considerable.
The shop stocks a range of general and seasonal car care products, confectionary, household goods and fuels and the national lottery. Monthly sales for the business are circa £73,528.
The business benefits from an agreement with the current fuel supplier that allows this business to offer some of the most competitive fuel prices in the area. There is an opportunity to expand the product offering in the shop and the range of external goods being sold. The business also benefits from the Small Business Relief Scheme which includes a 100% rates allowance therefore there are currently no rates payable.
The 1,200sq meter site comprises a store, service area, forecourt and car wash.
The convenience store is roughly 26sq meter and is well presented and stocked with a range of products including tobacco, soft drinks, auto and general convenience items. It is well equipped with a variety of shelving, display and fridge units. A key cutting service is also on offer with the rear of the store being converted for this purpose with the necessary machinery in place. There are also a number of outbuildings that are currently used as storage areas and toilet facilities.
The site houses five fuel pumps, 1x double and 1x quad situated on a center island at the front of the forecourt, 1x Red Diesel, 1x LPG Autogas together with an additional signle HGV diesel pump situated away from the canopy. There is also a range of portable butane and propane gas cylinders for sale to the left of the store.
The site benefits from a Jetwash, vacuum point and air and water facilities, all located to the right of the site in a conveniently located valet area.
The forecourt has excellent access for both vehicles and pedestrians alike on to the main road and can accommodate a number of vehicles at any one time. The area is spacious allowing for use of the pumps and additional parking for shop customers. The valet service area is conveniently located as to ensure that it does not obstruct the flow of through traffic.
Although not all in service, there are ten fuel tanks in total: - eight standard, one red diesel and one LPG Autogas. There are also a number of pumps located on the site.
To the left of the store there is a gravel area with a number of trees which is currently not in use and would lend itself to expansion or development planning. To the rear of the store is a seperate car garage that specialises in general car mechanics and repairs. Please note that the garage is a separate entity and does not part of Seapark Filling Station.
