The Carisbrooke occupies a prime trading location on the corner of Carisbrooke Drive and Drumduan Road in the East end of Forres. The Hotel is located just off the A96, situated in a predominately residential area of Forres. Forres has a very active community and an attractive High Street offering a number of amenities and facilities. A number of primary schools and Secondary schools are also located in Forres and the surrounding villages. The town of Forres, a former Royal Burgh has a close connection with Scotland and Britain in bloom ensuring public areas and parks throughout the town are immaculately maintained and beautifully presented. The town is also steeped in history including a mention in Shakespeare’s Macbeth as well as being the location of the impressive 22 ft. Pictish Sueno’s Stone. The local area is renowned for its beauty with the picturesque Findhorn Bay a few miles from the property and a number of outdoor activities easily accessible in the area. Inverness and Elgin, both of which can be reached by rail, provide extensive retail offerings and shopping centres in additional to a wealth of recreational, cultural and leisure activities. Inverness Airport located half an hour from the Carisbrooke Hotel has regular daily flights to UK and European destinations.
The Carisbrooke Hotel has been run by the current proprietors for over 40 years, a testament to the businesses location and facilities. As expected the resulting reputation is excellent and alongside the 6 letting rooms the hotel provides a bar lounge and restaurant area with an accompanying beer garden. Sales and income generated through food and accommodation sales have been strong and there is great scope to expand upon the public bar offering especially given the ample catchment population. The current owners do provide events such as Barbecues and Quiz nights and the great atmosphere has proved enticing for locals.
The accommodation offered is comfortable and functional including single, double and family rooms all of which are en suite or the option of self-catering lodges within the hotel grounds is also provided. The Hotel benefits from its location as there are plenty of sights and attractions available nearby particularly the beautiful Moray coastline, local historical sites and many excellent golf courses nearby. Highland scenery, shooting, cycling, sailing, water sports and skiing can all be accessed nearby providing strong demand for accommodation and leisure facilities.
The Carisbrooke Hotel consists of the main two storey core building with a number of additional extensions on the ground floor level. The main entrance to the property is centrally located providing a public bar space to the left and the lounge bar space to the right. Access to the owner’s accommodation and an office can also be found. Towards the left-hand side is the main bar which features a range of fitted and freestanding seating and a small stage area, access to the large commercial kitchen is gained from here and features a variety of cooking, storage and preparation equipment. Next to the main area of the bar is further seating, ideal for pub lunches and evening dining. Combined they provide approximately 30 covers at present but could accommodate more.
The two bar areas are connected via a service area and the smaller lounge bar features an open fire and large doors leading to the impressive beer garden. In a separate area leading off from the lounge bar is a pool area, WC facilities and extra window seating providing approximately 30 covers, again more could be accommodated. The owners accommodation situated on the first floor comprises central corridor leading to a lounge, kitchenette, bathroom and three bedrooms. All the letting rooms have separate access accessed from the rear of the property where there are three rooms adjoining the hotel, an ancillary building houses the three remaining en suite rooms.
There are two further chalet rooms situated on a separate plot and available by separate negotiation. Currently there is planning in place for a four bedroom house with the option to split in two for two more modest houses. In addition there are also two five bedroom houses situated behind the hotel which are currently utilised as self-catering lodges, again they are available via separate negotiation.
There is pleasant enclosed beer garden to the rear and generous parking to the front and rear of the property.
