Introduction - Halls Holdings Ltd are favoured with the kind instructions from Mr Roger Goode to let just over 61 acres pf permanent pasture following his decision to sell his cattle, reduce his breeding ewe flock and semi-retire from farming.
The land is divided into seven fields spread over three blocks.
Directions - The land is located approximately 3 miles north of Cleobury Mortimer in South Shropshire and to the North and South of Bagginswood Crossroads.
From Cleobury Mortimer proceed North along the B4363 towards Bridgnorth. At Six Ashes junction, one mile north of Cleobury Mortimer, take the second left turn towards Bagginswood and Stottesdon; follow for approximately 1.5 miles and the first field is located on the left hand side. The second lot is located on the left around 1/4 of a mile further towards Bagginswood.
The remaining land lies just to the north of Bagginswood Crossroads. Turn left at the Crossroads, then immediately right towards Chorley. The land will be found on the right after a short distance.
Description - The land is owned by and has been farmed by Roger Goode for many years. The land has been used to
support a suckler cow herd and a breeding ewe flock with some land mown for hay in June and July.
The land is all classified as Grade 3 on the Provisional Land Classification Maps of England and Wales. The Soil Survey of England and Wales identifies the soil type as being of the Bromyard Series which is described as being well drained reddish, fine, silty soil over shale and siltstone, suitable for grassland and stock rearing.
The land is bordered with traditional Hawthorne hedges reinforced by post and wire fencing. The majority of the land is level and suitable for mowing and grazing.
Services - A natural water supply is available to land in lots 1 and 2. No electricity available.

Lot 1 - A ring fenced block of 34.28 acres to be arranged as five enclosures with extensive road frontage to the public highway and a natural water supply. Approximately 15.59 acres being the three roadside fields are gently sloping, the two remaining fields slope more steeply.
Lot 2 - A single field opposite Coombe Farm with an area of 17.62 acres which has traditionally been mown for hay with the aftermath grazed with sheep. The field is level and benefits from a natural water supply.
Lot 3 - A single level field of 9.17 acres with road frontage and a natural water supply. The field has traditionally been mown for hay with the aftermath grazed by sheep.
Terms Of Letting - The land will be let under the terms of a grazing/mowing licence prepared by the letting agents. The land will be available from 1st April 2022 until 31st October 2022. It is intended that the licensee(s) will be offered an agreement in each subsequent year for the foreseeable future.
The licensee will be responsible for shepherding their own stock and will repair any damage caused by their livestock. The owner will maintain the boundaries and fencing and will top/spray any thistles
ettles etc periodically as the owner deems necessary.
Basic Payment Scheme - The owner will retain all entitlements to BPS and will continue to claim and retain all Basic Payment.
Restrictions, Easements and Rights of Way
The property is let subject to and with the benefit of all restrictions, wayleaves, easements and rights of way whether public or private and disclosed or otherwise.
Access - Each block of land has roadside access.
Environmental Stewardship - The land is currently in a countryside stewardship mid-tier scheme. The owner will continue to claim and retain all payments due under the agreement. Lots 2 and 3 are not entered in the CSS Mid-Tier Agreement and may be farmed without restriction.
All of Lot 1 is included in option GS2 which imposes some restrictions:
No manufactured fertilizer.
No supplementary feeding, except for mineral blocks (non energy based).
No topping other than in August and
September. Patches may be topped at other times to control injurious weeds.
Maintain the sward with a range of heights.
Do not mow for fodder before 30th June.
